Soft Washing and Pressure Washing in Lacey

Green siding on the north wall. Moss under the firs. That's most of what we clean in Lacey, and we clean it without wrecking what's underneath.

Lacey grew fast. Its siding is all turning green at once.

Whole neighborhoods in Hawks Prairie and Meridian Campus went up inside a few years. So whole streets of siding are now the same age, facing the same weather, and going green on the same side. The north wall. Always the north wall.

That green film is algae. On vinyl and painted siding it comes off with soft washing: low pressure and a cleaning mix that kills the growth. We use this method all the time in Lacey because it works, and it keeps the siding intact.

A pressure washer will get the wall clean too. It'll also drive water behind the laps and can crack the panels. We think that's a bad trade, and we won't make it on your house.

A newer roof still grows moss

Age has little to do with it. Shade does. Around Long Lake and Hicks Lake the lots kept their big Douglas firs, and a roof under a fir stays wet for days after the rain stops. Needles pile up in the valleys and hold the damp against the shingles.

We treat the moss with a solution that kills it at the root and rinse at low pressure. No pressure washer goes on a roof. Ever.

Next door to the base

Lacey sits beside Joint Base Lewis-McChord, and a lot of our neighbors here serve. Military members get 10% off. So do medical professionals and first responders.

Lacey used to be called Woodland

Good name for it. The firs are still here, and they're why we have work. Here's how a railroad stop turned into the 24th biggest city in Washington.

Lacey runs from Olympia east to the Nisqually River, with the Billy Frank Jr. Nisqually National Wildlife Refuge on its far side and Tolmie State Park at its north tip. We're next door in Olympia, so it's a short drive for us.

  1. 1853

Isaac and Catherine Wood claim land here. The settlement takes their name: Woodland.

  2. 1891

The railroad has arrived and Woodland asks for a post office. Denied. There's already a Woodland on the Columbia River, so the town becomes Lacey.

  3. 1895

Benedictine monks found Saint Martin's, now Saint Martin's University.

  4. 1966

Lacey votes to become a city, by about 200 votes. It has 8,860 residents. South Sound Center opens the same year.

  5. 2020

The census counts 53,526 people. Six times the size in one lifetime, which is why so much of Lacey's siding is the same age.

A Lacey year, by the calendar

Spring

Gutters and concrete

Winter leaves driveways green and gutters full of needles. Clear both before the spring rain.

Summer

Roof and siding

Dry roof, long days. The easy window for moss treatment and a house wash.

Fall

Gutters again

The maples let go and the rain comes back. Clean after the leaves are down.

Winter

Windows

Short days. Clean glass lets in what light there is. Moss gets treated on dry days above freezing.

Got a notice from the HOA?

Plenty of Lacey neighborhoods have one, and green siding or a mossy roof is what they write about. Tell us what the letter asks for. We'll quote that work and nothing extra.

Selling?

Wash the house and the driveway before the photos. It's the cheapest thing you'll do to the place before it lists, and buyers see the outside first.
