Why Lacey roofs go green

Lacey was called Woodland until 1891. The post office turned the name down because Washington already had a Woodland, so the town picked a new one. The trees stayed.

They're the reason. Lacey kept a lot of its Douglas firs, around Long Lake and Hicks Lake most of all, and a roof under a fir never gets a full day of sun. Needles land in the valleys. They hold water against the shingles for days.

The newer neighborhoods aren't safe either. Hawks Prairie has fewer old trees, but every roof there has a north slope. That's where the moss starts.

Leave it and the moss works its way under the shingle edges and lifts them. Then you're paying a roofer.

Why we won't pressure wash it

Asphalt shingles are coated in granules. The granules protect the shingle from sun and rain, and a pressure washer blasts them into your gutters. The roof looks clean for a season and wears out years early.

Soft washing leaves the granules alone. It's slower to show results on thick moss, and we're fine with that.

When to book it

Late spring to early fall
The easy window. The roof is dry, the days are long and the solution gets its full time on the shingles.
Fall
Rain is back and fir needles pile up in the roof valleys. Good time to clear debris and look at the gutters.
Winter
Peak growing season for moss. We still clean on dry days above freezing.

One thing people don't expect. In August moss dries out, turns brown and looks dead. It isn't. The first good rain in fall and it's green again, a little bigger than last year.

Don't wait for summer if

  • The moss is thick enough to lift the edges of the shingles
  • Clumps of it keep landing in your gutters or on the driveway
  • You're planning to sell
  • A home inspection is coming

After we leave

Thin growth is gone the same day. Heavy moss is dead but can keep letting go of the shingles for a while, and the rain carries it off. Expect 12 to 24 months before you see green again. Under big firs, plan on the short end of that.
